2. Onboarding
Our onboarding process includes a thorough property evaluation and detailed owner orientation, business & tax license applications, bank account setup, and creation of a professionally designed Property Guide, customized just for your rental property.
5. Lease Renewal
Holding on to good tenants is the key to maximizing income from your rental property, and a quality management company can make or break your rental's reputation. We're committed to your tenants' satisfaction, so they'll be happy to renew (and we handle that, too).
3. Tenant Placement
Our Tenant Placement process is designed to ensure we find the right tenant for your property. It includes rent analysis, marketing & photography, as well as a detailed screening process to make sure your rental property is always in the right hands.
6. Lease Termination
Eventually, all tenants (even the happiest ones) have to leave. Our expert team will handle the move out process, including an in-depth property inspection. We'll also handle prepping your rental property for the next tenant, so you don't have to worry about a thing.

Services & Fees
K&K Property Management is committed to transparent, thoughtful billing practices. We make sure to explain all our fees upfront, so you know exactly what you're signing up for and you're never surprised by a bill.
Setup Fee - $250
One time fee that includes owner onboarding, bookkeeping setup, bank account setup, business & tax license applications, detailed property inspection with suggested upgrades, and creation of professional tools, such as a detailed Property Guide.​
Maintenance Fees
Maintenance services will be billed to your monthly statement as needed during your contract. We never want you to pay a bill you're not comfortable with, so we're happy to answer every question and provide all documentation upon request.
Tenant Placement - $450
You set your tenant requirements, and we'll find someone that fits! The Tenant Placement Fee is a one-time fee that covers advertising for your listing (including basic photography), initial tenant screening, site tours, & lease preparation and signing.
Operating Account - $150
One time deposit to establish a working fund for your property; amount may vary based on size & age of the property. Any remaining balance is refunded at the end of your contract (but we're pretty confident you're not gonna want to leave).​
Property Inspections
We're committed to keeping your property in tip-top shape, so your tenants can enjoy their home and you can rest assured your property is well taken care of. We'll perform two inspections each year, billed at the hourly rate, so we can identify & address issues.
Lease Renewal - $30
Holding on to a good tenant is the best way to maximize your rental income, so we make it as painless as possible. This low one-time fee covers renewing an existing lease for a current tenant (additional fees apply if updated credit checks are needed).
Management - $300
The monthly fee for management of your property includes 24-hour emergency maintenance services, two security checks per month, services & support from the K&K staff, rent collection & deposit, and even discounted housekeeping services for you and your tenants.​
Vacancy Fee - $150
This is a monthly fee billed while your property is vacant and covers weekly property checks to protect against squatters, break-ins, and maintenance emergencies. We'll also check appliances, light bulbs, switches, etc. to keep utility costs low and your investment safe.
Eviction Fee - $450
We'll work with tenants to do everything possible to avoid this outcome, sometimes, it happens. The eviction fee includes internal collection attempts and serving the tenant with an eviction notice. It does not include any court or outside agency costs.
